The argument

A hot tub needs you every week. A sauna needs a wipe-down.

That's the first thing owners notice — no chemicals to balance, no water to drain, nothing to winterise, and nothing to do between guests beyond wiping the benches. The second thing takes a season to see. Every Muskoka calendar is full from the May long weekend to Thanksgiving, then goes quiet while a very expensive property sits there costing money. Most amenities only make the busy months busier. A sauna is one of the few that earns in the months you're not earning at all.

What the model deliberately leaves out: financing costs, income tax, the effect on your property's resale value, and any change to your cleaning fee. The first two make the number worse, the last two usually make it better. We'd rather under-promise.

Before you commit

The questions every owner asks us

These are the ones that actually decide it — not the brochure questions.

What about liability if a guest hurts themselves?
The honest answer: talk to your broker before you buy, not after. A sauna is a heat appliance and most policies treat it much like a hot tub — usually a disclosure, sometimes a small premium, rarely a refusal. What we supply is the part you can control: a weatherproof safety notice for the door, a guest card covering time limits, hydration, alcohol and who shouldn't use it, and an external heater control so nobody adjusts anything hot.
Do I need an electrician? What does that cost?
Yes — an electric heater needs its own dedicated 240V circuit installed by a licensed electrician, and that's on the owner in every case. It's folded into the install slider above, but get a real quote before you order: the run from your panel to the sauna, and whether the panel has capacity, is the single most variable cost in the whole project.
Who cleans it between guests?
Your cleaner, and it adds about ten minutes. Wipe the benches, sweep, empty the bucket, restock water. No water to drain, no chemistry to balance, nothing that spoils if the place sits empty for three weeks. Benches get a proper wash a few times a year — we'll show your cleaner exactly how.
Will guests break it?
Rarely, and cheaply when they do. There's very little to break: cedar, benches, a heater and stones. The failure we see most is running it too hot for too long, which is why we spec rentals with a timer-limited external control. The bigger risk is neglect rather than damage — a sauna that never gets its bands tightened or benches washed ages fast, so every owner leaves with a maintenance schedule.
Wood-burning or electric for a rental?
Electric, almost always. A wood stove is a beautiful thing to own and a liability to hand to a guest who has never lit one. Electric means no fire to build, no chimney to check between stays, no unsupervised flame, and no bylaw conversation about smoke and property lines. Keep the wood-burner for the sauna you use yourself.
My cottage is off-grid or on a generator.
Then a wood-burning stove genuinely is the right answer, and we'll spec it with a proper guest protocol — plus a bylaw check on clearances, property lines and neighbours before anything is sited. Never indoors, and never without confirming your local requirements. Tell us your setup on the form and we'll be straight about whether it works.
How long from order to a sauna I can list?
Delivery comes four ways — kit pickup, kit delivered, delivered fully assembled, or delivered and assembled on site. For a rental we almost always recommend the last: one day on site and you're not troubleshooting a build in October.
What does the site need to be ready?
A level, well-drained base with clear trailer access, and the electrical run in place. We'll walk the site with you — or work from photos and measurements if you're not local. Position matters more than owners expect: the sauna should be the first thing in your listing photos and a short barefoot walk from the door.
Can I actually charge more, or will I just get more bookings?
Usually both, and the split depends on your market. Our advice at this price point: hold your summer rate and raise your winter rate. A $750 summer night in Muskoka is already near its ceiling. Winter is where the sauna is the entire reason someone chose you, and where there's real room to price accordingly.
